Beyond the wooden gate, one enters a small internal courtyard that in summer will become a pleasant place to stay for an aperitif, enjoy an outdoor dinner (perhaps making use of the beautiful wood oven for pizza), or relax reading a good book.
A glass door opens onto the old stable now converted into a comfortable lounge and dining room. The original manger and an old stone arch are still visible. The pink stone walls of Subasio have been exposed and alternated skillfully with white plaster. A beautiful and modern wood-burning kitchen stove, with oven, stands out, where one can cook as our grandparents did and, at the same time, use the same heat to warm the house ecologically during the winter period as an alternative to the traditional gas boiler, which is also present.
In the spacious lounge, there's a nice comfy sofa that can easily be transformed into a double bed in front of a 43’ TV and a large wooden table for convivial lunches and dinners even with ten-twelve people. The environment has been completely modernized and enhanced by lighting effects that allow to change the intensity and effects on the stone as desired.
From the dining room, one moves to the large and functional kitchen with a six-burner countertop, electric oven, double sink, dishwasher, and a generously sized refrigerator... opposite a wooden island with four comfortable raised seats, excellent for breakfast or a more intimate dinner or as a support base for more demanding lunches and dinners.
A beautiful bathroom with a spacious and modern shower, washing machine, and dryer, complete the floor.
Climbing the wooden stairs that lead to the sleeping area on the first floor opens into a very bright hallway/lounge set up as a study that separates the three bedrooms from the large bathroom with double sink and tub/shower. The floor is parquet.
The windows overlook the courtyard and allow one to admire the alleys and roofs of Collepino. The main double bedroom is very large, right under the sloping roof with a beautiful and ancient chestnut beam. It has a breathtaking view of the valley!
Next to it is a smaller room with two bunk beds, but of generous and very solid dimensions, also excellent for adults, which also enjoys an exceptional view of the valley.
The third bedroom, double, has more privacy compared to the other two and also with a window that allows a mesmerizing view. Just next, a romantic outdoor balcony with a small table and two chairs that allow, thanks to the elevated position, not only to admire the roofs and the alley under the house but also the central piazza of Collepino.
Each bedroom on the first floor has air conditioning for summer and a heat pump for winter, one of the very few houses in Collepino to have it.
At the entrance, there's also a large "storage area" where one can store luggage, shoes, jackets but also bicycles or other sports equipment.
Perfect for 4/6 people but can comfortably accommodate up to 8 plus one or two cots for smaller children.
